 Frequently Asked Questions

Q.  How does the process work?

A.    The first step is for you to either call us via email or fill out our online enquiry form.  We then take a look at the details provided (please include all relevant information as this really speeds up the process).  We will then consider your details and if we feel we can proceed, will get back to you within 24 hours with an approximate offer.  This offer is subject to viewing and the information you have given us.  If you are happy with this, we will then make arrangements to see your property within the next day or so.  As we are a local company, we can arrange viewings very quickly - sometimes the same day!  Once we have viewed the property, we will make a formal offer and will put this is writing.  Once accepted, we will instruct our surveyor to visit the property and submit a survey.  We aim for 1 week to exchange contracts and 2-4 weeks overall to complete.  We will pay your solicitor's costs up to £500 and we will fund the survery.  There  are no costs for you throughout the process.  However, if you decide not to go ahead with the sale, we do ask that you reimburse us for any costs we have incurred such as surverys and any legal fees. We do not require  a HIP (Home Information Pack) thereby saving you even more money!

       

Q. What's in it for you?

A.  We are a property investment business.  We have many costs involved in buying properties including all legal costs, surveys and finance costs.  We sometimes sell properties on after we have spent funds upgrading them, this incurs more costs such as estate agents fees, mortgage fees and the re-development costs.  Sometimes it can take 6 months to sell a house!  Therefore, we offer a fair price for each property based on the costs we will have to incur.   In view of this, we only buy property at below market value (otherwise we would be very much out of pocket!).  We typically look for property with at lease 20% of equity attached to it.  When you decide that you would like us to buy your property, we will issue you (if required) with a breakdown of our costs.

 

Q.  Will you guarantee to buy any property?

A.  No.  We will look at your details and if we feel that we can make you an offer, we will.  Some companies state that they will guarantee to buy your property but what they mean is they will make you an offer based on location, condition of property etc.

 

Q.  What areas are you interested in?

A.  We are primarily interested in purchasing property in Plymouth and the surrounding area.  We also invite enquries from anywhere in Devon and Cornwall.  If your property is futher afield, please contact us as we have associates all over the country and can most probably arrange an offer for you.

 

Q.  I want to sell my commercial property, are you interested?

A.  Yes!  We may also be able to arrange a lease back if that suits you.
